That is why I never partner. Do your own deal. Learn on the fly.

We use Loltite Power grab for "Tub Surrounds" We do< however mud and tape it smooth and also paint the sheetrock first. I have never had it let loose.

You lose more than just he negative cash flow. What about maintenance? Wear and tear? No money for property management. Doesnt look good to me.

For rentals, I want blinds that don't go up/down. I want blinds that only open and shut with the plastic rod/wand/stick. I want tenants to leave them alone. IN fact, I would like a little electrical shock if the tenant touches anything on the blind except the plastic rod to open or close.

Then I wouldn't have to replace them after each tenant.  Tenants are hard on blinds

I have done all these things.  It has NEVER ended well,

Very possible in Oklahoma

If I file an eviction process, on a property that I cant find the tenant and just want the property back, they may never actually know. Now if there are no actual valuables then I just clean it out and go on, but if I think it may become an issue, I evict and they may not know until they try to get another place.. Also, ignorant tenants assume that if they don't show up to court then they didn't actually get evicted.

It always seemed fun to be a LANDLORD.    Now, it is the worst job ever. I am convinced that I would have better tenants,  the same money because they would charge more, and not have to deal with it any more. I want to get back to being an investor, and not being owned by my properties.
