What is the process to analyze the local commercial real estate market? Is there a different process for different asset classes? What tools are recommended? Thanks in advanced.

Hello all,
I was talking to one of my top producing realtor in the residential space. she has now moved on to commercial.
Since she was successful as a residential agent, i asked her if it was neccessary to be successful in residential THEN move on to commercial.
She said no. She said pick one and work it. to the successful commercial agents, do you agree?
Also, is that the same if you want to be an investor?
Lastly, whether investor or agent in the commercial space, is the most important activity sourcing deals or sourcing sellers because in residential, as an agent, you dont need to source deals.. you need to source sellers.

Hi Wells,
Whats great about QB is the ability to customize. Once a file is set up properly, the rest is data input.
With that being said, you need to create seperate jobs that would represent tenants. From there, if you have a cam expense, you would first break down how much each tenant needs to pay for a particular invoice and then code to the correct job. Example: total invoice is 1000. 500 of amount would be coded to tenant 1 and 500 would be coded to tenant 2.
What i love about QB is thr ability to produce reports. Of course, the most useful reports are your balance sheet, income statement, and cash flow. Besides those three, its all up to what info you need.
Rather than finding a course specific to a certain industry, i would recommend a general course. It will allow you to know QB enoigh to customoze for YOUR business.

Hi @Brian Gibbons,
For some odd reason, I still have a HUGE desire to do what you're teaching. Unfortunately, I don't have the funds to get your coaching. So I'm going to do the next best thing and try as hard as I can to understand your posts and teachings that are available. Hopefully, I can do a couple deals so I can afford your coaching and make my business even more profitable. SO, I'm going to answer your questions and hope you give me the actionable steps.
The deals I am most attracted to are the deals you are teaching.. TERMS. Why? To be honest, based on your teachings, I already have leads because I have access to the MLS. No need to market for leads which is probably the biggest factor right now. I don't have a budget or time to generate leads but I do have the time and budget when a list of leads is already provided. I don't have cash or a network to do fix and flips, and I most certainly can't get traditional financing to build a rental portfolio. So terms is the way to go!
In 30 days, I want to acquire the knowledge to start building the systems needed to launch a TERMS deals REI business.
In 90 days, I want to have closed 3 terms deals and hire you as my coach.
In 6 months, I want to start leveraging people (hire) to do the stuff I don't want to do in my business.
In 1 year, I want a TERMS REI Business that is running by itself.
Because I work, I can dedicate only 10 - 15 hours per weeks.

Thank you @Brian Gibbons for a thread that is sooo valuable. I'm definitely trying to piece it together. Been listening to all your negotiation stuff and I must say, good stuff.
I was wondering what the flow was: Find seller, negotiate, get LOI, use attorney to draft contracts, market for tenant/buyer, use RMLO to help with plan, and then what??

Hello all!
My name is Arleigh (R-Lay), and Im totally new to real estate investing. After reading a little about it though, I find myself very interested and drawn to the idea of REI as a business. Additionally, I want to acquire my first home with the skills I learn as an investor.
I read the article "100 ways to make money in real estate" and one that caught my eye is the "new every two" way of making money. I think I want to start there since I'm looking to buy my first home anyways.
Anyways, looking forward to networking and learning from here.
