This community really is the best. I am working with a lender but may need to look for other brokers that have more creative lenders they work with and have a really great realtor in my area. I am more so just trying to figure out the order of operations here but I think it does make sense to at least market and see what I can come across. I imagine if a good enough deal comes by, the money will be not far behind it
Hey there! I am sure this question has been asked a bunch of times in different ways but would love some help with where i should be focused. I currently have a 3 family property that I am house hacking. My rate is SO LOW that it doesnt make sense to refinance out of it to do another FHA right now and there isnt a ton of equity in the property to qualify for a HELOC. So as I look to scale out my portfolio, I know i need money which i don't exactly have enough right now for a 20% down payment. BUT I also want to start marketing to find deals.
My question is ..Should I start up the marketing engine to start finding deals and then if something comes across thats good, start to look for some private capital OR wait and save up the 20% (around 100k minimum in my area) before marketing looking for deals?

Hi there, as a newbie starting out when I think about marketing budgets I am weighing the pros and cons and cost of using a direct mail marketing company vs mailing my own. I really like the idea of having a pen written post card, feels more authentic.
Looking at some of the services out there, the cost can range from .95-1.75 per card. This can add up very quickly. I am setting my monthly budget starting out to be $500 for marketing per month (This includes the lists I buy)
I looked online and some of the basic machines can run about $250-300 on the very low end. Then take into account buying the post cards and postage, seems like it can be a lot cheaper over the long run but more time consuming. I have no problem putting stamps on and bringing them to the post office.
tl;dr: Has anyone bought their own pen writing machine and sent out their own post cards. was it worth it or should i just used the direct mail companies

Hi BP, this is my first post to the forum (small but good milestone) and I am thinking of targeting Utah for my out of state investment. More specifically I am looking at Provo Utah as well as West Jordan which has been growing rapidly. looking to buy B/C+properties between 4-10 Units. Any investors in this area willing to connect so I can learn a little more about the market as well as learn more from someone that is doing deals here.
