Hi Chris,
Thanks for your reply, I have put the repair costs in my calculations. I have spent around $500 this week, and I do understand sometimes like this things do happen, but if this does continue and something seems off, do you recommend I tell the property management to conduct another inspection or to change the lease terms where the tenant pays for any small maintenance fees. Any thoughts?

Hello everyone,
I have recently bought a property in Spring, Texas and tenants have been in the property for 2 months now. Prior to purchasing I conducted a inspection and the seller fixed everything necessary. I hired a property management and they conducted an inspection as well and nothing came up. This house is also 3 years old, built in 2021. The tenant hasn't requested any repairs for 2 months. The tenant in over a time period of a week, 2 months in has requested to repair the front door lock as it was not working, a toilet leak, garage door wheels and now the washer leaking. I am not sure what to do since there has been over 4 repairs in the last week. I was expecting that this would be a relatively new property so minimal repairs would be necessary and it passed 2 inspections. Not sure if the tenant is misusing appliances? Any advice would help.

When the housing market dips heavily again, what area do you guys think will have good long term appreciation and good cash in cash return?
Hello everyone,
I was thinking of investing and buying cash flow properties in Austin, Texas and Spring, Texas since these areas have dipped from the peak. What do you guys think is it a good time or should I wait? I understand interest rates will go up and it could cause some more pain to the Texas housing market. Just thinking if I find a good deal should I capitalize or wait since there might be more better deals after the FED hikes and less buyers are on the market because of high interest rates. Please share your thoughts.
I am thinking of investing in Spring, Texas and buying a single family property as an investment to get cash flow. It seems the housing market trend for Spring, Texas has dropped 7% year over year. And has dipped a bit from the peak of home prices from June 2022. Would love to hear thoughts and opinions.
