Opinions on Spring Texas Real Estate?

I am thinking of investing in Spring, Texas and buying a single family property as an investment to get cash flow. It seems the housing market trend for Spring, Texas has dropped 7% year over year. And has dipped a bit from the peak of home prices from June 2022. Would love to hear thoughts and opinions.
