@Wala Habiby I know I’m 3 years late on this thread but I was curious whether you went through with purchasing the property. If you did, can you provide some details about your experience? Have you come across any similar deals?

@Chris Seveney thank you answering the underlying question. 

Did your attorney happen to say what types of laws or zoning prevents land leases for residential properties? Given Don’s answer below it seems the reason could have some interesting historical context and now I’m just interested to know. 

@Don Konipol thank you for the historical background and pointing out the pitfalls of land leases. Outside of @Casey Penland’s original idea of possibly providing more affordable housing, it sounds like land leases are a great way to create generational wealth since the landed gentry in England is still quite wealthy!

I’m interested though, how has Dodd Frank and the CFPB killed and residential land lease deals? I wonder if it ties into Chris’ points above from what he learned from his attorney.

Thank you for the clarification. I'll make sure to do research so at least I can know what I don't know and go from there. I appreciate the help and will definitely learn more before I ask a seemingly obvious question. You two have been very helpful.

I'm not sure if I'm not understanding you or you're not understanding me but i really don't want to start a public company through an ipo. My idea is to have a private company that locates the property we plan to purchase then my company will bring in investors to provide the capital for the purchase or at least the downpayment where the rest is financed. I know I sort of restated my original question but I just want to be clear. Thanks again.

I was wondering if I could get some advice on how I should go about starting a company that raises capital from investors to buy properties. My idea was to somehow raise the money for a complete purchase or a downpayment then when I had equity built up, enough money saved from cash flow, or I sell the property I could repay my investors and move onto another property. I would really appreciate any help you can provide with business models, financing with debt or equity, and anything else I'm most likely forgetting. Thanks for the help.
