Those factors are definitely great signs and why I chose to invest in NC. Thanks for all the tips again!
My fiance' and I are healthcare travelers and we saw a lot of demand in the hospitals nearby. Also, you mentioned Wake Forest is also nearby. I love how everything is accessible within 10 to 15 minutes.

Thank you. I had to change my offer strategy because of how fast homes were selling. The property is located south west of Ardmore. Very close to all the shops and restaurants and about 10 min to downtown.
What do you like most about investing in Winston Salem and the Triad area? I'm looking to doing more deals soon.

@Aron Rodriguez Will the property be a STR that you materially participate in? If not, since you and your fiancé have W2 income and aren't REPS, you will have passive loss limitations. This isn't to say that you won't still benefit from bonus depreciation and a cost seg study, but you just don't have as much potential benefit if you were to satisfy material participation in an STR or REPS status. If the property is placed in service in this year, it it eligible for 100% bonus depreciation. For any unused losses, those will carry forward into future years. Yes. My fiancé and I both owed last year from our W2's. This property is in both of our names.
