ok I have a property in NC I want to put under contract but everyone is saying make sure the numbers are right. Which of course I understand but do people actually buy fire damaged properties, it seems like untouched territory especially in Hope Mills/Fayetteville where I’m from. I’ve never seen a property rehab a fire damage house.Does the normal general contractor come out and draw up an estimate for repairs or is there a special person? If it’s a complete gut and start over how do you calculate that? So many questions 😂

I am interested in hiring a virtual assistant to make cold calls for me only because I currently own another company and really cant cold call. Time is very precious as you all may know. Any suggestions or have any companies you use. Funny thing about it is I own a virtual assistant company but for dental offices only LOL the irony

I am interested in putting a property I own and accepting Section 8. I would like to hear past experiences and also what guideline you had to go through to be added to the list. The property is in Fayetteville, NC, I know it varies from state to state, but any information would be helpful. I was told that the state/government would be willing to pay market rent value for your property and in most cases it is more than what you would receive through a private or traditional tenant. Is this true? If so what determines the market rental value of a property?

How much would you all calculate into the renovation of a rental that wouldn't go for anymore than $700/month and wouldn't sale for anything more than $40,000. I have a property that needs some repairs and want to make sure I go about this the right way. Any suggestions?
