Jaysen Medhurst the house I own cost about $400k but purchased for $236k and can rent for close to $2000.

The 4 bedroom would cost about $6000k. If I purchase a new one I was thinking about renting the current one.

Didn’t think about renting? 

Mary Hitchcock- my husband and I own the house. I am assuming that you are thinking my mom owns it? Assuming cost segregation only applies if she owns it.

@Willie Smith wondering what is NNN?

Wondering if I can get some advice here. Having a difficult time deciding.

I live in Portland, Oregon. I have two kids, husband and my mom lives with us. We have a 3 bedroom house plus another single family rental.

Given that my mom has one of the bedrooms my girls have to split. My girls are 9 and 5 and would like for them to have their own room since I am thinking we will have no choice on that once they are teenagers.

I have three options:

1. Purchase a 4 bedroom and rent existing house. It would be a good rental. 4 bedroom homes in this area are about $600k.

So, if I purchase a 4 bedroom house will be harder for me to purchase multi family units for awhile since I will not feel comfortable.

2. Modify existing. I am worried that no matter what you do one can mess things up when they modify

Any advice. I feel that by purchasing 4 bedroom I lose flexibility with multi family units

@Brad Hammond thank you. Will look at. Wondering why are you selling it?

I am looking into buying a multi family property and for some reason I think that 2 bedroom units can be in higher demand since I am thinking they can re rented by single people, married couples and possibly couples with kids.

Wondering if I should target two bedroom units only and wondering what are everybody’s thoughts on this.

@Brad Hammond sorry, just read this message. Don’t remember getting a notification. Wondering where in Portland are you focusing these days? Prices are high, but as you said I am hoping they will appreciate more than average and that may make up for lower cash flow?
