So when buying I should make sure to find out the current lease terms. And if I wont be able to get the tenants out right away then I should continue searching for a different property?

I used the VA loan once to buy a house in 2009. Is there any way to use my VA loan again? I believe if the loan is paid off, then I can. Is that right? Also would you be able to check if im able to get another VA loan?

I want to BRRRR. If I find a rental below market and it is fully occupied but I need to gut the whole building, how do I handle that?

Jason do you work in other states? I am in the Boston area and am looking for my first rental property. 

how do you figure the total rent is 18k? You only have 2 units rented and even then it wouldnt reach 18k. is this still available? 

Yes that sounds great. I would definitely use this,  just would need to learn how it works.  And I need a property to rent lol.
