So I have a little situation. I paid cash for a manufactured home on a foundation a little outside of nashville. Now I am having issues getting a cash out refi. I figure there cant be a better group of people to ask. Seemingly most lenders dont lend on manufactured homes and even though I think the land is worth what I paid for the thing no one will give me a loan on just the land because there is a dwelling on it. I know a HELOC is an option and I have others but I am wondering if anyone has insight or a direction for me to get this property financed so I can pull my money out.

Curious if anyone has built multi family? My market has a huge need for housing and I think there are significant profits available if I can build a duplex, tri or quad. 

I’ll be honest. Not sure where to start as far as zoning, costs etx.
