Hello bigger pockets family. I have a question. I recently just a put a 5 unit multi family property under contract here in Illinois (a hour away from Chicago) to possibly wholesale. The owner had it appraised and the appraisal came back at $120k. I put it under contract for 70k. The 5 unit multi family needs a lot of rehab work to be done. The problem I am having is that the 5 unit multi family is located in an area where there is mostly single family homes. So when I go to look up the numbers to find the ARV nothing has recently sold like the 5 unit multi family. I need help figuring out the ARV for this property. Does anyone have any suggestions?

Hi everyone I was wondering if it was possible for a person to a buy motel/hotel with seller financing? If so can you explain how you did it? Sorry the title should say can you buy motels with seller financing and how?

Hi Michael, thanks for the warm welcome. Some of my interest in real estate are fix and flips and buy and hold on smaller commercial apartment buildings here in Illinois. To start off funding deals I am working with a hard money lender. To find some good off market deals I have my VA's do cold calling, and I walk around neighborhoods that I am interested in investing in putting up door hangers and taking to people out and about letting them know what my business does. I am also a licensed realtor as well.
