I use Tellus App as well, I've had no issues so far. It's safe and fast, I recommend trying it out.

@Johnny Kim  I love Tellus App and have been using it for some time now. The best part of it was being able to submit my listing details into the app and they listed my rental on multiple sites. I was receiving tenant leads almost instantly! I had the tenants I was interested in complete a background check that was completely free and I proceeded from there. It's super nice having an app that handles all your needs when it comes to listing and managing your rental.

I have also been using Tellus App now for quite some time and have had nothing but good experiences with it. I am a new landlord that was a bit lost in the beginning not really knowing which direction I wanted to go but I knew I didn't want to hire a property manager because I wanted to be hands on. So I found this rental management software that does everything you're wanting, and it's all free. I gave it shot because it was free, but it was probably the best thing I could've done for my rental.

Hi Roberto, my best suggestion here would be to use a property management app; the one I use is called Tellus app. My tenants pay me rent directly through the app, and I can add late fees if they aren't paying on time. They're super fast with processing payments, all my tenants had to do was sign up for the app and set up auto-pay so their rent just automatically triggers. Definitely give this a go for seamless rent collection, it's a free platform so it can't hurt!

Fear of failing and going bankrupt. I'm pretty happy with my rental now and the cashflow I'm getting on top of my full time job, but I really want to invest in more properties and make it a full time thing but there are many things holding me back. I would almost like a partner to go in on this me to help make that first step.

Post: common for applicants to flake?

I think this is super common amongst applicants. A lot of them get cold feet or once you ask them to do a background check or for their credit score they get scared off. Believe it or not lots of people have bad credit that's why for all my potential tenants I used an app called Tellus to screen anyone I was serious about. They offer free background checks so I took advantage of that!

I think it's better to be safe than sorry though. If a tenant is flakey you wouldn't want them to be your tenants anyways, wait for a good fit that'll last for years to come. Don't force it or settle for just anyone!
