The cleanest and easiest way for you to get a 150k loan from a hard money lender. The file may become more complicated and therefore harder to get financing . As the purchase may not be considered an arms length transaction and some lenders do not like seller's second lien

Many lenders avoid loans under $100K, as smaller loan sizes can be challenging to structure efficiently. Especially, if you don't have a balance sheet like @John O'Leary mentioned.

At Malve Capital, we consider deals starting at $50K and do our best to make them work when possible.

FYI - For lower-priced rehabs, it’s important to ensure your numbers still make sense after factoring in loan costs. Happy to chat if you’d like to explore options!

Ditto @David Atis. The only things I would add are: 

1. Disclaimer/Prerequisite: make sure you are experienced or have a qualified team . Fix and flip deals are easier to absorb as you get your feet wet. Ground up is a different animal

2. Discuss the draw process with your lender. At Malve, we try to make it as painless and quick as possible. We know you need to pay your contractors and keep them on site to keep the project moving.

3. If this is a luxury build or top 5% of market, certain lenders will shy away from this while others wont - find that more specialized lender
