 city of Chicago records building violations, flags that the house is vacant but only in certain instances (very few) decides to post the sign. so the sign is not a standard procedure, but an exception. I wonder what triggers that exception.

sometimes when I do research on a properties I see building code violation regarding abandoned building. they are standard and : 

CN193000Maintain building in safe condition so it does not constitute actual and imminent danger to public. (13-12-130, 13-8-100, 13-12-120, 13-12-125, 65 ILCS 5/11-31-1) Maintain building windows and doors in safe condition. (13-196-550) Maintain stairway and porch in safe condition. (13-196-570) Maintain floors, walls, and ceilings in safe condition. (13-196-540) Maintain building in safe condition. Premises now dangerous as vacant and open, uncompleted and abandoned, or vacant and boarded. (13-12-130, 13-12-125) Maintain watchman at vacant or open premises. (13-12-140)
CN193019Repair or wreck dangerous and vacant residential premises. (13-8-100, 13-12-125, 13-12-130)
CN193029Maintain watchman from 4:00 PM to 8:00 AM for vacant and dangerous residential premises. (13-12-140)
CN193110Register vacant building within 30 days of it becoming vacant, or within 30 days after assuming ownership of an existing vacant building. (13-12-125(a)). CN196039Post, on abandoned building, name, address and telephone of owner and owner's agent for managing, controlling or collecting rents on building so legible from nearest public street or sidewalk. (13-12-125)

...but sometimes I see also a yellow sticker on the building. the building does not have a red cross on it. is the yellow sticker indicative of some major damage such as flood, extensive fire damage or structural damage ? why would a city inspector put that sticker on 2 out of 10 empty houses...what drives the action ?

ok thanks. do you trust their online system as far as delinquent taxes ? in other words ..if you the see the screen below are you assured that there are nothing delinquent  or you came across  instances that once you dig deeper there were past due taxes..even though the system did not show anything

The redemption period depends on the type of property and the number of tax years delinquent. speaking of taxes. how much confidence do you have in the online portal where you can check delinquent taxes for cook county ?

do you think it is pretty accurate ? I checked with the clerk today, gave her my PIN number and they pulled different information that is available online....do you have similar experience ?

your plan should work ..however how would you know the plaintiff's attorney would even talk to you about paying off somebody's missed payments ? imagine, there is an ongoing foreclosure, you can review the file and figure out at which stage the foreclosure is ..but are you certain that e.g. Pierce and Associates would even respond to your phone calls or inquires ? you are not part of the case....you could possibly file motion to intervene, have a judge listen to you and allow you to move along with your plan... to me there are a lot of unknown...dont have that much gamble in me ...

Out of curiosity…why would you or anyone purchase a 2nd position note ? there is so much risk involved in that. I spend a good amount of available resources bidding daily on 1st position mortgages available for sale by judicial sale. I see 2nd 3rd positioned being wiped out all the time …I mean even the credit report will not tell you if the borrower has problems. Credit companies get the info with a time lag …and an uncontested foreclosure in IL is pretty quick…8 months and 1st position is available for sale.

You can set up an account on mrlandlord.com then apply for an office audit. An auditor will show up on your door steps (can be your home) checking for password protected PC, locked file cabinets etc. the audit was a joke. It happens only once (not yearly) and you are able to pull credits. You will see evictions/criminal/credit...everything. all you need is a consent from the applicant. I use it for screening tenants. I would definitely have the seller provide credit report data before I purchase the note (or pull it myself). I would like to establish if the note has a chance to become an un-performing note any time soon…based on the credit information. ..common sense rather

 it does not matter who the tenant is. what matters is the individual at the bank (generally some sort of VP) who you talk to. it has to be a business person not a pencil pusher locked up in his cozy 9-5 safe corporate box.

 how long is the process to get the tax deed ? I believe homeowner has 2.5yrs in cook county to buy back. i think the bidding changed these days a bit. you have a chance against big corporation because if there are more than 1 bidders who bids 0% computer soft randomly assigned the winner. one thing I have a hard time to understand is ..in August 2016 we will be bidding on 2014 unpaid taxes. what if there are 2006 unpaid taxes or 2004 ? lets say the property was empty for a long time and nobody bothered to buy the taxes. online delinquent taxes system goes back to I believe 2011. is there some quick and easy way to find out that no other taxes are delinquent ? browsing thru those books in Daley center ...going back 10 years ...not sure they even have books from 2006 ...
