Five figure "TEAR DOWNS" for sale that once remolded, are selling for 6 figures. 27 % BELOW ARV in North Texas.

Up and coming area booming with 6 figure new construction.

The area is appreciating rapidly. Five figure “TEAR DOWNS” but NEW CONSTRUCTION is replacing the “TEAR DOWNS” and they're going for 6 figures.

We know a few investors in that area who like purchasing SFRs, but not too sure about MFRs.

However, across the board, if it's a good cap rate and cash flowing, that's most important. Make sure it also has a good DSCR greater than 1.1. We use rentometer.com to give us a good estimate of how much it'll rent for.

I'd stick with looking for a 12% or more cash on cash return and getting $200 or more after expenses at the very least.
Same as the others! I did a google search for a real estate investing term and a Bigger Pockets Blog Post popped up. There were other articles from other REI websites, but the BP one gave me the information needed in a layman's term.

This is a worst case scenario if I've ever seen one. I feel for you and I hope you're able to move forward without much delay and obtain a triplex property that is EXACTLY what the seller advertises. Wishing you the best of luck. I would definitely speak to an attorney to see what can be done.
