I got a quote for vinyl plank for 3 dollars a sqft everything included. Is that a good deal?

My strategy right now is Buy and Hold SFH. I have one rental so far that we bought as a personal resident then converted to a rental. Been working great and got a tenet there for 18 months so far.
I'll keep on eye on the numbers and jump on something when it makes sense.

Hi BP family,
I am hope you are having a rocking year so far. I am interested in jumping to my next SFH investment property in North Texas (DFW) area but it seems like prices are going too high and a bubble might burst soon.
Do you guys agree that we are in a bubble at this time and would you continue buying properties or wait?

Thank you all for your great feedback.
I will need to do more checks going forward on the big items in the house to avoid larger expenses. But yes, I always kept in mind the reserves and did not touch the cash flow for this year which saved me now when this happened.
Now, in terms of taxes, I should be able to write off this expense as a loss for this year correct?

Hi BP world,
So I just had my 10 year HVAC unit go out for the first time on my first rental. Luckily, I am prepared and the reserves are there but it ate all the profit for the year.
My experience with home warranty is bad as they always find holes in the contract to avoid paying their share. I didnt not have the HVAC covered at the time it broked, but even if I did I know home warranty will give me a hard time replacing it. So risk was taken and I paid the price.
My question is what are effective ways to follow to minimize these huge expenditures in the future and how can I find those parties in the DFW area?
