Thanks for the response Michael. I'm trying to get all of my costs on paper up front. I have a property that I'm going to use hard money to finance and at the 12 month mark or earlier I plan on refinancing.

Is it usually common that the refinancing conversation doesn't happen until about 3 months before the point at which you want to refinance?

So how do you estimate the closing costs of a refinance loan before hand?

I'm trying to implement my first BRRRR strategy and I'm wondering if it's possible to secure a refinance loan at 12 months before I close on the deal with hard money?

I know this is an old discussion but this is very interesting.

Does anyone know how soon you can refinance an owner financing loan with a balloon payment?

I have a strange situation that I'm wondering if I can take advantage of.

I'm married to a foreign citizen and I'd like to buy a duplex using a first time home buyer loan but after a few months I plan on leaving the country. Is it possible that my home can still be considered my primary residence if I'm out of country for an extended period of time so that I may rent legally?

I'm just curious if I need to lay out what specifically I want inspected up front or if the inspector will look for everything and I can just sit back and let him do the job.

I'm looking to purchase my first duplex property for sale by owner and I'm a little nervous about navigating the inspection process. The house was built in 1920 in Minnesota. 

I want to make sure I know everything is up to code and I have a thorough check for asbestos, lead paint, etc.

Does anyone have a list they like to check off for inspecting homes of this type?

What kind of due diligence steps would you take to make sure you can limit surprises later on?

Calling out to any investors in Norway!

I'm wondering if anyone out there can tell me if there is a better site to use than finn.no for finding comparable real estate properties in Norway. For example, I was looking at a piece of raw land that I think I may be able to get a good deal on. It's near Røros. 

Does anyone have any resources that they use when looking at the value of a piece of raw land?
