There is a section for closing costs on the calculator, I'd make sure you have a few thousand in there to deal with all the myriad things that can come up.  As long as the cost of purchase and repair is wrapped up in the loan amount, so your monthly costs are accurate you should be good to go.

I agree Mr. @Jonathan Miller.

If the house is selling is 50k and you expect a 203k repair budget of 30k then I would put the loan amount as 80k.  I've used that calculator to do some 203k analysis and I believe that is how I did it.

Hi @Melody Everett-Neddo,

Sorry for the delay in my response.  I do not have an agent lined up to work under.  My intention is to find a discount broker to work under because I am not intending on being a full time professional real estate agent that is showing houses to retail buyers.

My goal is to use the license to gain resources, help me pay myself when buying/selling investments (or offer the commission to buyer/seller to make deals work), and help me add value to potential partnerships.

What were you thinking?  I'd love your feedback.  Thank you very much for looking into helping me out.

Hi Michael,

Is your problem not finding enough deals? Or good enough deals? What are you using now, MLS deals located by a realtor?

I don't know your market, at all, but it may be that the MLS is only one tool for you and not the best tool for finding deals. If there aren't many deals on the MLS, when they do come up, how can you compete with everyone else looking for them? Can you close faster? Can you get in to see it first? Can you offer closer to retail because the deals still work that way with whatever financing comes up?

I am a newbie myself, but there is a starting point for you.  Buy and Hold investing is an excellent way to build wealth, and roll that snowball.  Best of luck to you.  Let me know if I can do anything to help!

Hi BP Real Estate Agents,

I'm looking forward to joining your ranks, and I have spent about 30 minutes searching different variations of "real estate licensing course REVIEWS in Michigan".  Then I remembered the resource that is BP and so I pose the question to you.

I can't find anything that seems to have objective reviews of these courses.  Are they basically all the same?  Everyone has a superpower, and mine is standardized testing.  I do well on these types of things.  Should I just find the cheapest?  Is there much variations besides all these products?  Should I just give Kaplan 170 bucks and then shut up about it?

To boil down all of the responses here, and future responses to come, it seems like the best things to do are:

1. Find an attorney (does not have to be local, use BP!)

2. Attain their advice.

Your own personal situation is unique, and you need advice from a professional to make an informed and wise choice.
