I own a few and also operate a short term rental management company (SuiteHost) in Henderson. There is insane traffic to this area because STR's arent legal through most of the rest of the city unless owner occupied. Our Henderson clients are booked 80% of the time minimum. Many only have single days open here and there due to min stay requirements. Our smallest client with a 3bd/1bath grosses in the range of 6k and our biggest 5bd/3bath is closer to 25k.

The majority of Las Vegas is in what is considered 'unincorporated Clark County" They will be legalizing STR's this summer in June/July and are in the process of drafting their regulations. Henderson is only 10 minutes from the strip in many areas. We manage 15+ homes all in Henderson and all are at least 80% booked. Its really about how you message the proximity to the strip so guests understand.

For anyone still interested in short term rentals in the Las Vegas area, it's worth noting that the state of NV passed a bill last year requiring unincorporated Clark County to legalize and put a process in place for short term rentals. Unincorporated CC encompasses much of the city of Las Vegas. There are also still plenty of opportunities in the Henderson area.

I own a company that specializes in short term rentals. Its currently only legal in Henderson and NLV NV. That being said there is a LOT of interest and the homes we own and operate are booked 85% + of the time. I would suggest finding an average size SFH or condo that wont become a party house and set you up for failure. Henderson has 1000 ft distance requirements so you should check on their site before you buy to make sure you'll even be eligible to license the home as an STR. There are some hurdles to get through but it is really lucrative!

The Las Vegas market that I live in is so intense its almost impossible to find investment properties. We are now considering looking out of state. I would love to hear any tips for how you begin investing out of state and things that are critical to remember to be successful. Specifically, how do you analyze the market and really know you're getting a good deal in a market where the property will be sought after.

I started a short term rental Co-Hosting business last year that involved a tiered structure for homeowners to determine what level of service they needed, ranging from local compliance to responding to all guests.

We do not ever create contracts for guests 

We do not own the listing outright and are listed as cohosts

We do not market the listing on our business page and simply take over on airbnb and vrbo

We do not collect or manage any of the funds. We bill clients monthly for a %

We are wanting to expand to national clients now and Im starting to worry I may have overlooked the whole PM thing.Any guidance on this would be great! Our goal is to be a form of Evolve or Vacasa. Do those companies just get licensed as PM's in every state?? As a small business owner, if I have to be a registered PM, is my only option to then go get licensed individually as a real estate agent and PM every time (queue the anxiety!)

I run SuiteHost, a property management company based out of Henderson and we specialize in STR home concierge. There are quite a few restrictions in Henderson right now because they just revised their ordinance but they are still manageable!
