Post: Turnkey rental companies in Middle, TN

Hi! I’m a local agent born and raised in Gallatin. You’re correct, there aren’t a ton of turn key offered rental properties, as most of those are sold for much more to primary home buyers. I have one property right now that could be a short term or long term rental right now. Feel free to reach out for more information. All the deals I've done in these areas have produced the highest returns. 

We have had exponential growth here in Gallatin, Sumner county Tennessee. Two years ago the median price of homes was 280,000, now the most recent report says it’s around 426,000. like most investors we look for the one percent rule and it’s just extremely hard to find in this area now. We do have a very limited inventory as well. PS I’m an agent.

Post: First Investment Opp / OPTIONS?!

I have an opportunity to purchase at a discount a clients investment property. I do not have funds for down payment to do traditional financing out of the gate.

The seller is open to seller financing and me refi’ing as soon as possible (6mo is the timeframe my lender gave me.) Their motivation is to get out of the property and to get cash in hand within the year.

However, they have a mortgage on the home. Let’s say it’s not assumable, what are my options without possibly going the seller financing route and not being able to refi it as planned due to some unforeseen legality? 

I cannot accept gifted funds and use them without waiting 60 days - which the seller doesn’t want to wait on. 

Does anyone have a recommendation? To be honest, I feel brain dead at this point thinking through scenarios so please be helpful 🤗 not hurtful.
