Hi @Karl Hinkel . Thanks for reaching out! I need a contractor quite a bit for my client's properties. And right now, I am also looking for one for myself. I have a property that might need rehab (hopefully just a little bit of work though, lol.) I will know more soon. Would love to have a solid list of them ready to go!

Miami Dade County, FLORIDA — When buying an REO, who is responsible for the unpaid maintenance fees prior to me closing?

I am reading different things but it looks like I would be able to get out of any unpaid dues from the seller, right? Do they have to go after seller directly? I've also heard about capping the cost at a certain amount.

I am so amazed with this Bigger Pockets site and these forums. I can't believe I didn't join this sooner. How incredible I can get advice + wisdom from real investors from all over the country. I was excited to get on and read all your comments this AM. Haha. I will 100% be doing a letter versus my initial knock on door approach. And I will keep all of you posted!! I thought I had it all figured out, ha.  But the responses are making me 2nd guess myself. But that's why I'm on this forum.... the more conversation and feedback, the better!

Oh wow have you really knocked on a door before closing an auction property? I thought about it but everyone said it was such a big no-no! 

How many closings have you done sight unseen? Many investors in Miami do this. 

Oh and this property is from Xome.com, just like auction.com.
