Hi Michael,

I agree with Luka regarding STR Airbnb market. In order to run a successful Airbnb, at least in Nashville, you must be cognizant of the area your are investing in. Primarily, successful Airbnbs are walking distance to Nashville attractions: Broadway, Music Row, Nissan Stadium, Bridgestone, and Ascend Ampitheater. Although these markets can be lucrative, entrance is extreamly expensive, and they need proper marketing and management. Airbnb in Nashville is not impossible; however, it can be difficult and time consuming.

The BRRR method may be the way to go, at least for entering our market. My advice would be to look towards the Madison and Donelson area. Expect a significant influx of population due to the relocation of Oracle in East Nashville. To provide some context for my suggestion, currently, Vanderbilt University and Vanderbilt University Medical Center are one of Nashville's largest employers. Oracle is supposed to be on par, if not provide even more jobs than Vanderbilt. Therefore, I would purchase anywhere within 15-20 minutes of Trinity ln and Gallatin pike. Additionally, there are quite a few hospitals located near West End and Charlotte Pike. Purchasing within 15 minutes of these hospitals could be an awesome strategy for BRRR due to the high demand for travel nurses! Again, entrance here can be quite expensive, but there are definitely parts of Bellevue and Nashville that can have lower entrance points!

P.S. Your post says Dickson, TN. Are you familiar with the area? We (my husband lol) purchased hunting land in McEwen, just west of Dickson! I am a Nashville native and love talking about our city and market. If you have any questions, I would love to hear them!

Good morning and happy May!!!

First, let me introduce myself! My name is Ashley Gill. Recently, I transitioned towards investment real estate after being in mid-rise property management for eight years. While I loved my time there, I knew I wanted to get into investment real estate in some realm!

I have questions for everyone investing, particularly in the middle Tennessee market. What strategies are you using? How are you finding deals? What areas are you investing in? Do those areas have the most profit margin, or are you maybe taking a cut and investing in an area due to convenience factors? When purchasing future deals, what are you looking for?

Although I am a Nashville native and probably biased (lol), I would love to hear about everyone’s deals happening anywhere in Tennessee!
