Thank you @Rachel Kokosenski,  I know that the noise could be hit or miss.  I just don't want a review saying something like, "the owner didn't tell us there would be a dog that constantly barked."  I guess we just have to get people in there to see what happens.

@Paul Sandhu I would LOVE to have a paranormal experience in your house.  Wow!  My question is, have any of your guests contacted you about the note you have for them?  I know most of your guests are contractors and such, so it may not be something they "believe in" but I'm wondering if that has been a deal-breaker.

I tend to over-describe and give way too much detail.  I'm a teacher, I can't help it.

So, when I was at my cabin last weekend, cleaning for the photo shoot, I couldn't help but notice that my immediate next door neighbor has a dog that barked nearly all day on Saturday but then was completely silent on Sunday.  There was also a LOT of gunshots we heard coming from far away.  It was coming from a 22-acre training center that is just down the road.  

So much for the "tranquil getaway" that I'm trying to turn into a business.  All I could think of was how pissed a guest would be if I sold them a "quiet and peaceful" log cabin in the woods only for them to drive up, get out of their car and notice the constant barking of my neighbor's dog.  What the hell do I do?

I could disclose this in my description because it may not bother some guests to the point of not booking.  Or I could NOT disclose it and hope for the best.  I just don't want to catch anyone off-guard and have a review that said their stay was ruined by a dog that is barking constantly.

Do I talk to this neighbor about his dog and try to offer a solution? Do I call the HOA (which is really just a "maintenance corp" that maintains the roads in the little neighborhood)? This neighbor of mine is the town hoarders and they like to hoard their cars/trucks/campers in FRONT of their house, which is right next door to my cabin. Sheesh! When does it stop?

I had the feeling it would be a waste of my time to create one or an unrealistic expectation of guests.  I get it.

Now it’s one less thing I have to do to get ready!

Thank you for listing the essentials on this thread.

I'm looking for a checklist that a guest will go through upon their arrival.  Its more so they can communicate concerns or issues with me if there are any as well as not be held responsible for potential damage that was not caused by them.

Is this common practice?  Is there one that is concise yet comprehensive?

We got our first confirmed reservation!!!  Thank goodness its in April!  We've got some work ahead of us!

Those "bookings" are me blocking it off for my knitting retreat (which I'm charging people for) and my Girls' Spa Weekend (which I'm charging people for).  I'm ready to enjoy it too!  :)

Yes, agree to all.  I'm updating the occupancy and descriptions.  I've got a photographer taking pictures on Oct 28th for the current state of the interior and I'll have those pictures up by mid-Nov at the latest.  Then, in January when more interior updating is complete, I'm having a second photo shoot.  These pictures are not ideal and I know that, but I had to use something.

I chose the 6 month option for how far someone can book into the future.  Mainly because of the updates we're doing to it.  In 6 months, its going to be a completely different cabin on the inside.

Question: is there a setting where the price increases based on the number of guests?

@Luke Carl and @Julie McCoy (and anyone else who knows about this stuff)

Let's play the What If game.  

What if a short term guest decides to jump in the lake from our property and gets hurt?  The lake where our cabin sits is not fenced in.  Are we liable for their mistake?  Should we put a clause in our rental agreement that they understand they are not to swim in the lake and doing so is a complete breach of agreement and we aren't liable?

Speaking of rental agreements, where on these websites that I list the cabin is the space for rental agreements to be signed by our guests?  Does that even exist?  I know the big companies protect themselves and I want to protect my family too.  Especially if some idiot goes jumping off into the lake.

Thank you @Mike V.!  All good things to consider.  I know I’m one of those guests who notices the little things, or when the little things are missing!

So I’m trying to think of all those things.
