I believe west Chula Vista is likely to outperform the general market because 1) bay front redevelopment 2) the age and price of west Chula Vista. How many communities can you think of where the property near the bay or ocean is less expensive than the property more inland

On a similar thought, the area around brown field. Brown field is approved for a many year upgrade with a very large total budget.

On a different thought (not based on any development) is imperial beach. It is the cheapest beach front property in the US for a couple hundred miles (at least). There are various reasons but a big one is the sewage issue. The sewage issue has existed for at least 50 years but, with population increases, it has gotten worse. The problem now is getting more visibility and funding than ever before. It may take a long time to fully solve but with the visibly and funding, there should be some improvement to the problem in the near term.

So those are my 3 local picks for outperforming the local market. West Chula Vista and IB have been on my list for at least 5 years and west Chula Vista has been out performing the general market. Area around brown field, I added to the list ~6 months ago when the airport got the funding approvals.

Thank you Dan for your insights. It's very much appreciated. What's your opinion about condo/townhouse versus SFH at Chula Vista area? I notice that the HOA is quite high for condo/townhouse. But it may save some time and energy to deal with SFH maintenance?

 Have you considered potential for an air bnb investment? Still 700+ Tier 3 licenses open to register for and if you buy right you can make a good return. 

I am a full time employee with little kids. I guess it’s not the right time for me and my husband to start Airbnb business even though we enjoyed our stay at different airbnb places every year. But I am willing to learn more about this business and get myself ready when it’s good time. What is 700+ Tier 3 license?
