Buy properties with Hard Money that you can flip and use the proceeds to proliferate into more rentals.  Then refi later on pulling out cash and do more.

My belief at this point is that Multi-Family is the way to go. I've graduated from SFR now and really don't look at SFRs much. @Zane Belden pretty much hit the nail on the head with his post.

Find a realtor in the area you're looking in.  They'll be able to help you find a property manager and loan originator (if needed) local to the area.  You might have to interview more than one to find the right one(s) for you.

My experience has been very good.  I live in Central Virginia and have multiple properties in Las Vegas and Cleveland.  Its always nice to visit the properties and enjoy the tax write offs that follow.

You might only be able to get about $15K out of the refi and with closing costs that may not be much of an advantage.

Check out North American Savings Bank which is a lender for Self Directed Non-Recourse Loans. They have a book that you can order with details that you may not get up from with IRA providers. They will do loans with 40%-ish down and a minimum of $80,000 for the loan.

I would say mine has gotten more complex with a lot of moving parts.  Seems like I have less disposable income but I know that's not true.... I'm just planning ahead with the cash I do have for the next deal and I have rental separated from personal income.

My thinking has changed from $1,000s to $10,000s now that I've started investing (Bigger Horizons)

I agree it is hard sometimes but you've gotta think ahead in 10 years how life will be.  Most of your peers are living for the weekend.  The headaches you deal with when a tenant misbehaves are far less than your friends will be dealing with later on in life because they haven't planned for the future.
