Podcast 200 came out yesterday and would be a great one to start with ...  The above advice is awesome also and spot on for a beginner.

The Book 401(k)aos by Andy Tanner is an excellent example of how the 401K process robs you of true wealth and negates your gains. Roll it over into a Self Directed IRA.

As Robert Kiyosaki often says "Dave Ramsey has great advice if you want to be middle class but if you want to be rich you'll take Rich Dad's advice."    Dave Ramsey is anti-debt which is not the basis for scaling your real estate business.

Dave Ramsey = Middle Class, work 40 years, hope your 401K is there when you retire getting taxed at 40%

Robert Kiyosaki = Upper Class, the rich don't work for money, leverage debt, Savers are Suckers

You might cover the deck and door facing toward the vantage point of the photo or extend the deck around to both doors and cover up those stairs on the front of the house.

Most likely you'll only be able to get $25K if the property is $100,000 ARV and you put $50K into the purchase and they're doing 75%LTV ($100,000 X 75% LTV = $75,000 - $50,000 Cash = $25K)

Are you putting any money into renovation to get from $50K purchase to $100,000K ARV ?

Does the monthly cashflow work out better on a loan of $75,000 ?

You could place it into a LLC to protect yourself. There is a lot of info on here about the LLC entity.

@Desiree Cummings Welcome to Bigger Pockets !  You're in the right place for learning.  Check out the Podcast and the Ultimate Beginners Guide.  That will get you pointed in the right direction.

You don't need an attorney for everything.  You could use a closing company to close on properties and you'll need a good realtor, home inspector, and loan originator.  

You probably could network some if you have a local Real Estate Investors meeting (REI) and find flippers, wholesalers, and buy and hold people. You'll probably find realtors there too.

As for joining the REI guru's sites ..... you've already joined one here at BP and its free.
