Only the disqualified parties I would think.  There's a Self-Directed Investor Podcast that has some interesting info from time to time.  @Dmitriy Fomichenko might be a good resource also.

Check out the Ultimate Beginners Guide under the Education tab.  That would be a lot easier than typing out a bunch of definitions of terms.

Seller:  I'd like to list it for $1.4 million

Agent:  No.. I'm thinking $339,000 ......(silence)

Seller: Well, I really have put a lot of hear and soul into it and I think its worth $1.4 ..... silence

Six Months later:  $339,000

@Danielle Knight you're in the right place !  Welcome to Bigger Pockets.  Check out the Ultimate Beginners Guide under the education tab.  Also, associate with some people locally.  You'll find you'll learn a lot from them.  Offer to buy them a cup of coffee sometime.

Are you living in a house with a mortgage now or renting ?  If you are buying your first property altogether I would check with a local realtor first and let them know what you're looking for.  At some point in that process you should probably talk to a lender to get things squared away in that department.  The rest they can baby step you through.

If you're looking for your first place to buy (that you'll live in also) you should think about "House Hacking".  It may be an easy way to accumulate equity in your first house along with getting a sweet loan deal.

@Matt Hintzke I would recommend starting out by laying a base layer of education in Real Estate.  You can learn on here for free under the Education Tab.  Also, check out the Podcasts.

You might also start by getting your Real Estate license if you have little or no money to start.  I don't have mine so take my advice with a grain of salt and I'm not sure how feasible that is for you but with education and being involved in Real Estate as a realtor you could have access to information that most people don't have.  If you come upon a deal then you can pounce on it or stockpile your cash for when the market does take a downturn.

Have you thought about entering markets outside of your local area that have a lower entry point cash wise ?
