Hey @Quin Weidner !  Charlottesville is an excellent place for multi-family.  Finding multi-families for sale is the trick.  I purchased one about 2 year ago and its been a cashflow happy purchase.

Find a Realtor that fits your needs.  If you know something is wrong likely he's had similar problems with other clients and he may not be cut out for Real Estate.  I had a similar situation a while back and found out that my "Realtor" wasn't a Realtor anymore.  I moved on.

This is a Dave Ramsey vs. Robert Kiyosaki answer !  

If you put the $ towards debt you'll still have debt left over but it will get paid off sooner but if you finish the 3rd unit you'll have $1300 extra per month to work with.  

I would go for the 3rd unit because you're going to be increasing your income and cashflow plus long term you'll have increased the value of the property by X amount of dollars which you could then apply to another property or toward those loans.

Once the Cash out of the Refi is spent its spent. No do overs. The HELOC could potentially be used over and over and as @Brian Ellefson said the HELOC interest is tax deductible.

Great thread... can't contribute anything to the mix but I learned something.  Commercial lending is a whole different beast
