Leave your wallet at home so you can't make any bad decisions !  

Search them in the Search Bar and see what comes up.  I remember a member on BP asking their representative in one of their classes pointed questions which the rep couldn't answer or the info he was giving was just plain wrong.

You can probably learn more on BP in one day than attending one of these events.

Check the Cap rate in the local area.  6.26% seems a little low which means the price may be too high for operating expenses.  That's more a commercial property thought but for this 4 unit it may give you an idea of what the price should be.  If the Cap rate in Birmingham is 9% then you may see about a price reduction.

Check with your local banks. I would say an FHA loan would easily be available up to certain % in LTV.

This is pretty close to typical.  Some companies get all of the 1st month's rent. 

Are you obligated to use this company since you're buying their turnkey property ?  You could shop around some if not and see what's available.

20 % ! I hate paying for unnecessary things and the PMI is just the mortgage company's hedge on you not paying your loan. PMI is a waste of your capital.

You're gonna pay the loan so why pay the bank an extra $100 + a month to make them feel better about you ?
