You probably don't need a lawyer.  You probably could just work with a local title company to get things moving.  You might go ahead and get pre-approved for a loan just in case the owner won't do owner financing ( that way you learn the process somewhat and get some experience in what they require).

As for the house that hasn't been lived in I would say check what local houses are selling for and that will give you an after repair value (ARV) [basically an idea of what a fixed up house is worth].

If the owner is up for selling the property definitely get a home inspection so you know what you're dealing with.

Check with local banks preferably the one you use but not necessarily the one you use. If you have equity they may loan up to a certain % Loan to Value (LTV) and open the line for you to use as you see fit.

I would affect you credit score being that its a inquiry. Probably wouldn't be an inquiry until later on in the process with a HML.

might be a bargaining piece with an offer for a reduced price.

Mold remediation is costly.  You might deal with it for a while trying to fix the problem with the source of moisture.  I dealt with a basement moisture problem for about 10 months before we figured out the problem.  

The owner is most likely aware of the problem and might be willing to bargain to get rid of the headache.

I like it... I heard today on a podcast that the speaker said he does something everyday that he doesn't like on purpose (ex: he turns the cold water on in the shower for like 10 seconds just to do something he isn't comfortable with).

The Auction will probably get close to the Home Value once bidding gets started.  Its computerized so it definitely will go up to a price that the bank likes.

The owner(s) probably is so far behind on payments that he/she/they can't see straight and don't realize there are options.

You're buying ?  Have you had a home inspection ?  The inspector might be able to give you ballpark figures.  You could also check out the http://get.biggerpockets.com/flippingbook/ for repair cost ideas also.
