Use the search function in the upper right side of the screen:  Search the forums for 'no money down'.

Very happy to have checked here before sending the information.  I updated the photos to include the details and I highlighted the parking information.  Parking was a deal breaker for most of the interested parties.  Some of them just didn't believe it so they called or emailed to confirm.  Lot's of correspondence and only truly interested parties appeared for the showing.

If he doesn't wish to pay the utility companies, is he going to reimburse you?  Pre-payment of the utilities to you every month could work if he is willing.

Maybe you could charge a refundable cleaning fee.  Include it in the cost of the room and if you find the accommodations were left clean, refund that amount.  I wish hotels would do this since I always  feel cheated leaving the room clean and other people leave them a mess.

Johnson is right about leaving the review first.  I would have taken longer to leave some of the reviews but the hosts were doing so right away. This compelled me to review promptly.
