Just because a property is 100 years old, doesn't mean it needs to be deeply involved.  If there aren't crazy structural issues, you should be able to get the job done in an affordable manner without hiring out the work to some ridiculous GC who will upcharge you for everything from material runs to smoke breaks.  

Have you tried looking for people form skilled trades who like to do side work? My main licensed guys (plumb/electric/hvac) guys all work for commercial companies  and make extra money on the side doing gigs.  If you can find these guys, you can get quality work done for bottom dollar.  

Demo, drywall, landscaping, painting obviously are much easier to find a decently skilled laborer.  Anyways - did you part ways with your partner?

Has anyone had experience with this? I bought a rental property and am debating skiming over the bubbling portions, or just drywalling over everything - since there is a TON of bubbling/bowing from the wallpaper.....

Anyone had experience with this? Don't know which is more cost effective/lasts longer...

Hello all!

Just closed a my first duplex in GV, looking for a few great recommendations! Hoping yall wouldn't mind helping with some great references you've worked with.... 

*Cheap fast Demo work (rip out cabinets/floor/suspended drop ceiling/bathroom floor vanity/whole house trim)

*Electrician (add a few outlets for appliances - reasonably priced)

*Strip, repaint wood trim (this old gem has a ton of it!) 

*Flooring/tile install (easy 12x12 tiles in bath, new laminate/bamboo in kitchen)

Your help is greatly appreciated :).

New to REI, looking for my first property! Found a duplex listed for 55k, rehabbed and rented at 695 a side. Can leverage 20% down - mortgage/tax/ins looking to be ~425. Comps 45k-70k passes the smell test, but not in the greatest of areas. Thoughts? Any other 43201, 43215 wholesalers out there have some good investment opportunities?
