I wouldn't sign with one realtor. Keep your options open.

Don't over rehab. Look at similar sales comps in the area, and rehab to those specs. If the entire neighborhood has laminate countertops, you may not see the needed return to put granite in. If you can, add a bathroom or another bedroom to reach more potential buyers.

Randall,

He could be using this tactic to "shop around". He is likely doing this with other investors, and using these offers to raise the price. I would explain to him that it would be better to meet over coffee to discuss the offer so that both parties are on the same page.

Both parties need to "feel" like they won. Ask for the appliances to be kept with the sale. If they say yes, great! If they say no, then look for other ways to save the money it would cost to replace the appliances. Ask for a credit due to an issue with the property. Ask for seller to pay partial or all of closing costs. There are many different ways you can go about reasonably in order to get the deal you are looking for.

Welcome to the site! You can search the duplex address in the county's tax records. This will give you the owners information, and most likely their home address. You can either research them to find their numbers, or you can go knock on some doors.

I do both, but have found most of my deals through knocking on the doors and politely asking if they are interested in selling.

Added tip: Bring your partner. Explain that you will be raising a family there and looking for a house. I did this, and it makes you much more approachable and you don't come off as sleezy trying to make a buck.

You will need someone of legal age to sign the contracts. 

I believe it varies state-to-state, but I'm not sure.
