We have been doing well these days.  We've caught a tiger by the tail with a local 19 unit deal that I would MUST fund.

That's why I'm selling our beloved Eaglewood properties.  Opportunity cost is expensive sometimes.  I'm toying with the idea of selling everything else we got and keeping these properties due to the easy tenant class but the gains are hard to ignore.

So I have developed a list of all multifamily commercial and residential properties in a specific area.  This is a gold mine waiting for a miner with the right tools.  I have 2 specific questions regarding the mailer. Does anyone have DATA about what is the best mail piece for a yellow letter... Not opinions, but DATA is preferred. 

STYLE/LOOK of the mail - Professional or personal look? Handwritten addresses? Handwritten letters? Heavy stock paper? Company logo? etc? Delivery via courier? Other ideas?

CONTENT of the letter.  Short and sweet? Professional?

I was thinking to put:  "Due to the recent sale of our multifamily property, we are seeking to purchase a property in this area like yours, using a cash 1031 exchange within the next few weeks." (yes, this is all true) ... Or something along those lines. This conveys urgency, some sophistication and ability to close since these are what may motivate the seller to call.

Does anyone have good style and content you are willing to share for this target asset class?  Again, I have opinions, but I'm looking for actual experience or split-test results.

I enjoyed our conversation last night and I like your ideas about that project in Clayton county. You should post the details and I'll bet you'd find the right puzzle pieces to get it done given your solid exit strategy. 

We are only as big as our imagination and vision allows. This is a huge growth opportunity but the fundamentals are always the same... No matter how many zeros.
