just got a nice cash injection so probably not much wholesaling for now. I love buying. In Process of Closing 2. Currently Running 3 rehabs. May sell 1 or 2 of those. Doing my first owner finance sale using a sub 2 I just closed. Learning all along the way. 

I can wholesale some heavy cashflow large 4+ bedroom condos. Rents at $2700/month at $180k price. Also a 5 bedroom at 90k that rents 1250-1400. Condos have added nice chunks to my income snowball in the last 12 months. I'm trying to stay focused on my large MF goals but since that's an asset class that's very rare to find, in the mean time there's solid hold value in the Athens condo market. 

Lots of uncertainty. 

Sell to Duke or Ellis. Or partner with them. Offer to hold it while they work it up. Then sit back and see what the masters do. 

Move on to the next 3 that don't require this much mental toil. 

I have a quad in an area that's really coming up in value in Athens. Ga. 

I have plenty of heavy cashflow opportunities right now in solid student rental areas. Just pm me if interested. I'm more available in email.

Interesting how in our area right now there are companies trying to sucker in newbies and charge thousands to drip out the knowledge and deals that I'm offering in this post.  I know this because I've been to a few of their pitches.  Talked with "senior management" in their organizations and they have done fewer deals than I have... Fewer types of deals... don't know my market...

I'm the first to admit that I have a ton to learn, and I LOVE BP because of the massive quantity and quality of the knowledge and network.  Some of these gurus really take advantage of folks.  GO BP!

Athens GA is the best place to do real estate deals. We know because we have been churning them out in Clarke and Oconee counties...  

In my humble opinion, DO NOT SPEND A DIME to a company that says they will teach you.  Save your money for your first deal.  Your first deal will teach you so much more than a course ever will.  Folks seek us out all the time and we refuse to ever take their money.  I am more than happy to show you what you need to know... the "catch" is don't give me any money, but I do demand your time.  As you see in many advice columns in BP (by the way, BP is the WORLD'S BEST "COURSE" at the best price).  A good mentor will teach you from the ground up but it must be mutually beneficial.

Since I already have an experienced and well paid staff, If I invested time in someone, there's gotta be a way to make money together. Like driving for dollars or combing through rentals and FSBOs on CL. I have more contracts than I can personally buy and rehab now so you could go buyer bird-dogging for a piece of the assignment fee action. 

Show me or some other professional how you are willing to hustle to make us some money and Said mentor will give you the direction and skills you desire.  I'll teach you how to fish if you come prepared with bait, your pole and a promise of a portion of your catch. This is reality.  Happy fishing!
