@Drew Sygit I agree. Supply has exploded in previous years and made competition more difficult. It's important to research comps and make your property stand out from the crowd. That's why I've focused on the niche of large group stays where there are less properties for guests to choose from. 

I just joined Bigger Pockets and added my previous investments to my profile. I'm not currently selling it. 

I have a preferred lender I've used for 10 years. I have an umbrella LLC for my real estate business owned by my trust. Under that I have each house in an individual LLC.

I've used several loan types, including DSCR. I work with investors in Lansing, but prefer the Traverse City area and Lake Michigan shoreline for STR investments due to higher occupancy rates and tourism.

That was my second duplex. After some challenging tenants, I decided to transition into STR and have seen much higher returns!
