Hey Blake. If you have a particular property in mind you can always order an AVM since most underwriters and QC people at lenders go off of those values as well.

Will, you make a good point as well. We have thought about flipping the property a lot sooner and rolling profits to the next deal. I guess it will depend on what we find out there deal wise. We have some properties free and clear in Puerto Rico that we can tap into later on if need to.

Exactly what we were thinking John. We were looking at HUD owned, foreclosures, reo 's . Pretty much anything under value. We would even consider flipping it within 1 year as well if the profit were good. Overall we need a place to live regardless do why not make it an investment as well. Anyone have any suggestions as to area?

Hello everyone. My wife and I are in the process of buying a primary residence that we can buy and hold, rehab then flip. I can get traditional financing but we are unsure what route to take or how to approach it. We are in the Phoenix AZ market. Any suggestions and advice are appreciated. Thank you.
No problem Justin. I'm working with the city of Tempe on their down payment assistance program and am trying to find a 4 bd 2 bath SFR for a flip that I can live in for a while as my primary until we fix and sell down the road. The property has to be in Tempe for their program.

Hello All,
I am relatively new to real estate investing and need some local advice. I am in the process of looking for a flip/ primary residence that my family will live in for at least 2 years. I am looking in the Tempe, AZ area as they have a great down payment assistance program. Any suggestions on what I should be looking for. Been looking for 4/2 SFR in the area. Any information or advice is always appreciated. Thanks.
