Hey everyone,

I am about to enter my last college semester at UNC-Chapel Hill. That being said, I am starting a job search and seeking advice on the Careers I should be looking into/applying to that could benefit my journey into eventually buying real estate myself. So far, I have interned at a property management company and a smaller commercial real estate investment firm. Eventually, my goal is to buy small multifamily properties using my W2 income. Any advice is appreciated.

I am looking to practice underwriting multifamily deals and was wondering if anyone had ideas on some resources you or others use to get rent rolls and T-12s for underwriting.

Greetings,

I am currently practicing my underwriting on online properties. I found one property shown as "unpriced" as the amount. How would I take this on when underwriting? Would I look at comparables in the area and figure out the average unit cost first?

Bigger pockets, Facebook groups, Instagram, and LinkedIn are great for networking and creating relationships.  

Once you know the market and criteria, begin to network in the area you want to invest. Find people on Bigger pockets, Facebook, Instagram, and Linkedin. Start creating relationships with commercial brokers in the area, and ask to be on their chain for deals they have or might come across in the future. This is a great starting point.

Hello everyone,

I am currently interning at a property management company, and we use Rent manager as our software. When I first started this summer, I thought the system seemed a bit dated compared to software being created in today's world. However, the more I used the system, there appeared to be a lot of bugs and inefficiencies that made the whole process much harder than needed. This meant we would Invoice out possibly a week after receiving all the required materials. I'm curious as to what everyone thinks about Rent Manager. Is it one of the best for property management? have others moved away from this software to something else? What is the best or most efficient software used to date?

I am already listening to the Bigger Pockets Podcast and plan to purchase their books to read. I would love to hear your suggestions as well on other things to look at. I am currently a sophomore in college and plan to be ready right when I graduate.
