@Jake Roland I believe it's the same/similar around here. But have you ever gave a tenant notice and they just don't respond? I have two weeks to find a buyer and I want to waste as little time as possible and I figured a disgruntled tenant could do just that

Hey everyone, I'm about to close on a wholesale deal and everything has gone smoothly thus far but I have a concern that I may or may not face that I'd like to prepare for. The home I'm looking to get under contract currently has a tenant that has lived there for 7 years and her rent is well below market value. The owner really likes the tenant and  gave them 2 weeks to secure their own financing to purchase the home before deciding to sell to me. The tenant has not put in much effort and is very poor at communicating to the owner so I fear this behavior will transfer over to me. I'd like to tour the home so a contractor can make estimates and I can take pictures, so my question is what should I do on the chance the tenant does not allow me access? Even if the inside is completely trashed I feel as if I can still make a profit but I'd rather have accurate repair costs so I can get top dollar. Cash for keys is always an option but I'm curious as to if this can be avoided and/or if any of yall had a similar experience?

@Greg H. Appreciate the response, guys. I also should've made it clear that I do not intend on wholetailing the properties I get under contract. I'm just shooting for an assignment fee in order to speed up the process from A-Z. But I'll definitely look further into the subject, I just wanted to be as educated as possible before bringing this up with my broker.

Hey everyone, I’ve been a licensed agent in the state of Texas for the last year and a half and I recently started wholesaling in order to build more capital to reinvest but I’ve ran into a few problems. I was under the impression that I would only need to state that I’m licensed during negotiations but I recently had a realtor email me to say I should include my license number and broker on my mailers. I was also curious as to if my commission checks I make from wholesaling would be subject to my broker taking a cut? I’m hoping this is avoidable because my broker did not provide me any resources that helped procure any of my deals

Hi everyone, I'm attempting to get in contact with distressed sellers via the travis county probate list but the layout of the list is a bit confusing. Each name has a different case status, case type and a name of an attorney. I'd imagine contacting someone regarding a property that they most likely inherited from a recently deceased loved one would be a difficult conversation for anyone, so I don't want to make it any worse by cold calling someone when it may still be in dispute. Any information would be appreciated and if you have extensive success with buying properties off the probate list then I'd love to speak on the phone and/or meet for lunch. Thanks in advance!

What's the best way to pull delinquent taxes and/or probate lists in Williamson County? I've tried calling the Wilco Tax Assessor's Office multiple times to no avail (govt shutdown?).  But I've been told in larger counties you can just find them online and I'm having no luck.

Do any wholesalers use a ringless voicemail system in order to initiate contact and/or keep in touch with prospects? Seems like there are a number of them out there but I'm curious to see which one's y'all think have the best setup. Price per lead is obviously a concern but I'm open to the idea of looking into more expensive options if they're more efficient.

@Mark Bookhagen I'm an apartment locator so I do not have MLS access because I'm not currently on the board of realtors. I'm just looking for free or less expensive alternatives at the moment

What does everyone use to pull comps? I was told to use realestateabc.com, but every time I enter an address I get a message that says "Invalid Search parameters. Please verify that you entered your address accurately."
