@Evan Polaski Thank you! This is great info. I have a few questions- What're leasing commissions? Are these paid to the PM? Could you share your opinion on where is the best place to find accurate market rents? Im looking at craigslist, rentometer, Facebook market place and I haven't found a property yet but when I do will be asking PMs in that area to help determine this.

@Jarrod Covey Appreciate the input Jarrod. Would you mind explaining what a "subject to" appraisal contingency is? Are these terms set with the appraiser during the initial appraisal, you fix the issues listed and in turn they give you a certain valuation?

Like I said before I am a little nervous taking a big risk with someone else’s money but I do want to get started. Your advice makes a lot of sense in order to mitigate some of that risk.
