@Evan Polaski Thank you! This is great info. I have a few questions- What're leasing commissions? Are these paid to the PM? Could you share your opinion on where is the best place to find accurate market rents? Im looking at craigslist, rentometer, Facebook market place and I haven't found a property yet but when I do will be asking PMs in that area to help determine this.

@Jarrod Covey Appreciate the input Jarrod. Would you mind explaining what a "subject to" appraisal contingency is? Are these terms set with the appraiser during the initial appraisal, you fix the issues listed and in turn they give you a certain valuation?

@Tracy Cummins this pandemic has definitely been eye opening on my job security. Ready to take my financial future into my own hands. Like I said before I am a little nervous taking a big risk with someone else’s money but I do want to get started. Your advice makes a lot of sense in order to mitigate some of that risk. Hey Danny, im looking in the market for a good GC in Jacksonville. Did you ever find one you liked? I lived in Jax for 20+ years and recently relocated to LA myself. If you are still investing and need any recs other that a GC let me know! Thanks in advance
