@Stuart Dean, have you considered a 1031 exchange? 

I personally would pass on this deal without any other information.

Sounds like a solid homerun, congrats! 

Don't forget about your vacancy, repairs, and CapEX. 

Sure, you just rehabbed and repairs could be lower for a while, but vacancy and CapEX should always remain static. =)

Hi @Benoit Malige, I also live in Fort Lauderdale and am an active investor.

For your temporary rental predicament... would you be open to renting a room short term? 

A friend of mine recently closed on a new 3br house in Fort Lauderdale for short term rentals (AirBnb) but he may be open to renting a bedroom for a 1-3 month lease-type arrangement. Let me know!

Hi Katrina,

I live in Fort Lauderdale currently and am actively investing. 

I would suggest staying north of 595 and look for investment properties between Fort Lauderdale and West Palm Beach. 

If you are looking for short term rentals, I would also suggest trying to stay east of I-95 if possible.

Don't forget about your license fee, if any, and the AirBnb inspection cost.
