I'm working with a seller who I happened to know and he's allowing me to partner with him to raise JUST the renovation budget to then flip or refi. 

Now there is a mortgage for about 150k left on the house, yet multifamily-house is currently worth around 250-300k in it's current condition.  With $75k rehab, it will be around 400k ($375k appraisal in hand).

The issue I'm finding is that most lenders want to be 1st on the debt instead of the current mortgage holder.  

Will be this be everywhere I go? I just need to raise the rehab budget. Any thoughts or suggestions ?

Hello! I'm looking to break into the Baltimore's markets. I own properties in North NJ but looking to expand my search. I'll be in the area in the next 3 weeks and would like to visit a few neighborhoods. 

I do realize Baltimore is one of those cities that can be extremely varied when it comes to sections and neighborhoods. I am only familiar with Stonewood section by Morgan State University.

Which developing areas would you recommend?

There comes a time in every entrepreneur's where they want to get to the next level. I'm looking to find a mentor. 

I'm willing to sacrifice the time and if can learn how to build my business, I'm more than interested in giving you my first few deals for free or with split percentage. 

I'm simply looking to get better and add value - a give and take relationship, not "gimme gimme." 

Hopefully one of you out there is willing to lend a helping hand!

Hello BP'ers 

Just wanted to gain insight on how you run your rental business in regards to finance operations. 

Do you accept rent payment electronically? 

Did you open up a separate bank account to track income/expenses? 

Do you pay the mortgage with the same account as you receive rental income?

Hello BP'ers.  Quick easy question.

I understand tenant security deposits go into an interest bearing checking account, my questions are:

1.   Does it matter if it's checking or savings? 

2.  If you have multiple tenants, do they go into the same account or would it be separate ?  I'm assuming separate.

Hello my fellow BP'ers!   Really easy question and I hope all that apply can share their insight.

I have made the decision to focus on building my business around investors. I'm taking the B2B approach and considering I plan on investing in the very near future, it's an excellent opportunity to learn while I earn. 

I simply would like to know who has built a successful business working mainly with investors? What are the pros and cons? Care to share how you network and lead generate?   Thank you so much in advance and any answer will be extremely fruitful!
