I want to buy a property that's $714,000. The cap rate is 10%. The apartment is 16 units. 134,500 gross and 75,250 ROI and It's located in NY.
How do I do this deal with no money out of my own pocket?

I own a flooring store and install my self. The best flooring for a rental basement would be indoor- outdoor carpet that is very cheap. For kitchen and bathrooms I would go vinyl, and for bedrooms I would good with a decent carpet like plush.
