SO...I was laid off from my job and will be living off my hubs. I own our mortgage and HELOC and have no other debt, but also no income coming. It sounds like I will need to get my flips under way first to generate income, and then I will be ready to Brrrr.

Does everyone agree?

Is debt to income ratio important when doing the Brrrr method?  Once you get a renter is that enough for the bank to refinance or is debt to income also considered?

I currently have my own home in my name and a HELOC, but also want to buy BRRRR properties. Will I have trouble getting more mortgages?

After determining the RTV/ comps , the location is good, what is the active listings to closed ratio I should look for?  An investor friend mentioned that an area I was interested had too many listings and not enough recent closed for his taste.  I did not have an opportunity to inquire further, so thought I would see what the BP community has to say.

I am a new RE investor and am interested to know how long other investors budget to hold the property for when flipping. Is there a rule of thumb? I was thinking 6 months but have heard a year.

@Scott Jensen- are the seasoning requirements based on the LTV or a period of time. Can you cash out as soon as you get a renter?
