@Nicholas L. I have talked with a VA loan agent and they also told me I would need a co-signer. I plan on refinancing after a year to get my co-signer off. Thank you for the comment and advice.

My situation is I have a decent down payment of 15,000 and a great credit score but can't get a loan without a co-signer since I don't have sufficient income. I am a veteran that receives Gi-bill for going to school and with that I receive disability and work part time so I have money but nothing a bank will consider. How do I move forward on getting a house here in my college town? The market is hot and only getting better and I know the investment is right but I keep missing out on all the houses because I can't get approval. Any ideas or strategies will be appreciated.

Amazingly low price home & land *260,000*

I am looking for a home investor that is interested in property and land in Price Utah. The land is .26 acres right next to the 3 bedroom 2 bath home in beautiful condition. The great part of the home is there is an unfinished basement with all water and electrical hook ups ready! The home and land are for sale as a package deal. Price, Utah is a great small town ready to boom with the mine industry growing strong along with being the home to Utah State University, Eastern. While at work today I found out an elderly lady is trying to sale her home that she has lived in for 70 years now, but is nervous about leaving. Her house and farm land is off the market and very valuable from what I am told from locals and from research. Is there away I could make an offer on her home and land and allow her to live there still and have it be a win win for both of us? Ideas and strategies would be great, thank you!

Another question I'm struggling with is if I should open an LLC or a corporation S? Also, if I should open either when first starting out on my first home investment.

I'm a senior in college looking to graduate this spring and just getting started in the real estate investing business looking to buy my first single family home in my college town that is growing. I'm wondering if after graduation I should pursue a job if I know this is my passion and what I want to do with my life. I'm considering a trade or becoming a realtor to help with my future goals. Any suggestions on what to do when you're getting started and getting a job or not?
