Advice for someone that needs a co-signer

My situation is I have a decent down payment of 15,000 and a great credit score but can't get a loan without a co-signer since I don't have sufficient income. I am a veteran that receives Gi-bill for going to school and with that I receive disability and work part time so I have money but nothing a bank will consider. How do I move forward on getting a house here in my college town? The market is hot and only getting better and I know the investment is right but I keep missing out on all the houses because I can't get approval. Any ideas or strategies will be appreciated.
