I don't know much about it but I just thought if you get help from Medicaid to pay for the nursing home, the state attempts to recoup from your estate whatever benefits it paid for your care. I read that if you sell your house at fair market value, it may make you ineligible for Medicaid and you may have to apply the proceeds of the sale to your nursing home bill.

I had a seller that contacted me from my direct mail postcard wanting to sell her house because she didn't know what to do with it now that she is in a nursing home. Her only concern is not being able to get Medicaid if she sells it to me. The house has been vacant for 6 months while she has been in the nursing home and she is only asking 20k for it (ARV 55K). I don't want to leave her in a tough spot in the future if I buy it. Any suggestions?

I have two properties under contract and I am looking to add to my cash buyers list. The properties are on the same lot so I have them under contract together. The house in the front is a 3br/ 1 bath (1071 sqft) and the house in the back is a 2 br/ 1 bath (705 sqft). The combined ARV of the two houses is $88,170 and I am asking $36,000.
