I accepted it under the understanding that it had been repaired. It is clearly still damaged. I did not accept it damaged. I waa told it had been repaired however, clearly it had not been. The contract I signed required that gas leak be fixed. therefore should not be my responsibility to pay for repairs.

I understand that. However, if something was required by contract to be repaired and is still not fixed then I should not be the one needing to pay for repairs. I did get the warranty however, I only get so much coverage for the year. I do not want to waste any coverage that I do not have to. A gas leak, no matter how small, is considered dangerous and an emergency situation by my gas company and I'm sure by every other. No gas leak should ever be taken lightly.

So I recently purchased a home here in Lincoln, NE. This is my personal home. When in closing of the house a gas leak on the water heater had to be repaired for the house to meet FHA regulations so my realestate agent said they would get a verbal confirmation from the owner and selling agent that it would be fixed so that we did not need to reprint and sign new contracts. At the time I thought no big deal. Now we have had the house for about 2 months or so and have realized that the same gas leak is still there on the water heater. I can clearly tell where it is coming from and my dogs sniff at it constantly although I tell them not to. My realestate agent did send the copy of the invoice that was provided for the repair via email when I called her about it earlier this week. I am just trying to see if there is any legal liability anywhere here and who I should contact about trying to get it repaired. I figured I would probably need to contact the company that did the repair. Is there any legal route I should take before going any further on repairs? I dont want to have it repaired if there is legal action that can be taken prior. A gas leak can be a serious danger especially with two dogs running around it. Clearly there were either no actual repairs performed or the work was dangerously sloppy. I would rather someone like that not be out doing this in others homes.

@Mark Abele, how can I go about getting set up with you? I am just starting to really look at houses and need to get set up with an agent so I can start receiving alerts and what not. I'm ready to take the first jump in I just need to find one that meets my criteria.

Hello all! I am fresh to the real estate investing world and I just had some questions on financing a flip or rental. Basically what I am looking for is a step by step guide to the financing process. If anybody could provide something like that it would be extremely helpful. A couple other questions. Do I find a lender prior to any searching for a house or complex? Also, if needing repairs are the contractor expenses included in the loan for the property or is that something that would be done through a different loan or refiancing?

Hey everyone! My name is Avery and I am fresh to the real estate scene. I am looking to really get into it. I have put quite a bit of thought into it and it really seems like something I could be passionate about. I am out here in Lincoln, NE and want to start up my career here. If anyone has any information on the market in Lincoln and any good agents or MLS I would very much appreciate it. I'm looking to flip and would like to create a portfolio of rental properties as well. Any help is appreciated!
