Hey @Dave Visaya ,Thanks I ready through the entire PDF and definitely got some good insights into the various types of r/e investments and the marketing involved  . 

I got a chance to look at homepath.com for listings . Are there any sites you can recommend for foreclosure /probate sales ? 

Also how do I find a mentor/group so I can go over specifics of what to look for in my area ?

I have been in the financial services industry as a Wealth Advisor for over 11 years helping people achieve their retirememt and financial goals . 

I am  new to real estate and have a basic understanding of the various ways to add supplementary income by talking to friends and reading various blogs and books 

I am interested in supplementing my income and was interested in mutli family unit rentals , flipping and wholesaling . 

Which one o would be the best way to start out in this arena and involves the least amount of risk and out of pocket capital ? 

How do i gain access to bank owned / foreclosure property lists in or near my area ?
